Architectural Review

Planning an exterior change?

Homeowners must receive ACC approval before beginning any exterior modifications. The Architectural Control Committee reviews submissions to keep the neighborhood cohesive and protect property values.

Community Standards

Keeping the neighborhood looking its best.

These standards exist to preserve neighborhood appearance and property values, while staying reasonable and neighborly. Most are simple habits.

Lawn Maintenance

Lawns should be regularly mowed, edged, and free of weeds during growing season. Fresh, healthy turf keeps the neighborhood looking its best.

Pine Straw & Mulch

Refresh pine straw and mulch beds at least annually — typically once in spring, with a top-up before fall if needed.

Mailbox Standards

Original community mailbox style should be maintained. Repaint as needed and replace damaged posts or numbers promptly.

Holiday Decor Timing

Seasonal decorations are welcomed. Please remove holiday lights and displays within a reasonable time after the holiday.

Garbage & Recycling

Bring carts to the curb the evening before collection and return them out of street view by the end of pickup day.

Landscaping Upkeep

Keep shrubs trimmed, beds weeded, and dead plantings replaced. Modifications to landscaping plans may require ACC review.

How do I submit an ACC request?+

Fill out the ACC request form on this page. When you submit, an email will open pre-filled with your details addressed to the ACC committee — attach any drawings or supporting documents and send.

How long does ACC approval take?+

The typical review period is up to 30 days after a complete submission is received. Incomplete submissions will be returned for additional information.

What projects require ACC approval?+

Any exterior modification visible from neighboring properties or the street. This includes fences, paint colors, landscaping changes, roofing, driveways, play equipment, and additions.

How do I contact HOA management?+

Homeowner Management Services (HMS) handles dues, violations, and official HOA matters. See the Contact page for current contact details.

When does the pool open?+

The pool typically opens the weekend before Memorial Day and remains open through the summer swim season. Watch for board announcements for exact dates each year.
